Honest to God? Just be friends with them. There's this whole misconception that you have yo jump in as fast as you can. But you'd rather find someone you trust, get along with, and enjoy.
My advice. Don't be afraid to be friends first and if you think they enjoy the time they spend with you start hanging out one on one. Go to movies you'd both like, play games (video or board games) at one of your places together. And when you start doing that more and more just the two of you ask if they'd like to be more than friends.
As for the kinks, don't be afraid to be open, but don't push it. It'll come off as weird if they don't seem curious themselves but often more than not if they ARE curious and asking questions...they're probably Into you at least physically.
Which also, looks help a lot, as unfair as it may seem. Pick up some weights, get into styling your clothes, just overall look into self betterment.
You'll almost always find someone when you aren't looking, but if you're just looking to fill that void you'll put anyone in that place

As a 50+, rather unattractive man who has never had a problem with women, I can confirm that this is the best way to find someone to spend your life with. Never be afraid to make friends with women. Idiotic advice that women will gladly "friend zone" you and you will suffer trying desperately to get out of the situation. This is advice given by guys who are looking for women for a one night stand.
To feel like an attractive man, and also to be perceived as attractive by women, you should have female friends. That way, every day you have someone to go to the pub or just for a walk. You don't sit alone at home waiting for an earthquake that will never come. By spending time with women, you get to know them much better. You get to know their psyche, their expectations and dreams. Other women always see you in the company of women and this makes you attractive to them, because a man surrounded by women must have something about him.
Don't just focus on the relationship with one girl you're interested in. That's how you fall in love and become desperate. You get into the "friend zone" and you're miserable. Don't take your cues from romantic comedies. That's shit made for money. Real life is different.
Never tell a woman "I like women's feet". Tell her "I like your feet". Women need to be the special ones with beautiful feet for you, not just one of many women.
Don't open up at the very beginning. Wait for her. Women are much more willing to open up when they meet a man they start to trust.
